A Real Adventure Driving To Puebla Aida

January 30, 2015/in Travel /by Penny

A real adventure driving from the UK to get to Puebla Aida.

For many years I flew to Spain from England flying out of Gatwick or Heathrow, however now, once a year, I travel a different route, driving to Puebla Aida and it really is a fun adventure full of culture and fantastic scenery.

Leaving by car from Portsmouth or Plymouth, we get one of the five available Brittany Ferries crossings past France to the wonderful wide-beached city of Santander in Northern Spain. The journey takes 24 hours but they have made it like a mini cruise, which is a really enjoyable experience.

From Santander there is a 700-mile new motorway all the way to within 4 miles of Puebla Aida, this road is highly unused and for miles, you will drive on pleasant empty roads with no tolls. The scenery is stunning as you drive over mountains in the North and break into Extremadura, the most deserted part of Europe, running near the Portuguese border. But it’s not just about the roads, there is so much to see as you can turn off the motorway into the Rioja wine region, the golden-stoned university city of Salamanca, then there’s Segovia, visit Caceres or the best Roman ruins in Spain at Medina.

Finally, you mustn’t miss the red hot home of the passionate Carmen in Seville. There is truly so much to see and explore, so do consider driving to Puebla Aida as this is a journey to be enjoyed time and again and every trip will be different… but please don’t tell too many people!

Travel by Air, Car and Train to Puebla Aida

Now that Malaga airport has trebled in size with two runways, making Malaga airport THE hub for the western Mediterranean. With new motorways stretching North, East and West, and new TVR trains to Madrid (now only 2.20 hours) and Barcelona. Its clear things are really happening for Malaga city, and Malaga city is only 25 minutes from Puebla Aida and Mijas Golf.

It is easier than ever to travel by Air, Car and Train to Puebla Aida. And the improvements don’t stop there. There is now an excellent train that runs from the airport in only 40 minutes to very nearby. Car hire is one of the cheapest in the region, and now with the enlarged airport, many budget airlines are making Malaga airport a hub to supply flights to all over Europe. And most importantly these airlines do not stop their flights in the Winter so its an all year round service allowing you to visit at less busy times of the year.

Mortgages In Spain

January 30, 2015/0 Comments/in Buying /by Penny

Buyers at Puebla Aida, villas and plots in the area are now getting mortgages from Spanish banks of up to 70% of value, all at very competitive rates. The process is exactly the same as getting a British or Northern European home mortgage. All the forms and people you deal with down here speak fluent Northern European languages and are very set up to deal with non-residents.
Also, Mijas local council/government offices all have English and Northern European speaking departments so again life is made much easier on local services.
Anna Maria or Zarema in our sales office can put you in touch with the local offices of Sabadell Bank (no. 4 in Spain) or Santander Bank.

Selling A Lifestyle

June 20, 2014/0 Comments/in Selling /by Penny

Selling properties is more about selling a lifestyle, than selling bricks and mortar. This is particularly relevant to holiday homes in premium locations such as Puebla Aida, at Mijas Golf in the Costa del Sol, according to Jane Cooper at Dressed2Sell, one of the UK’s top home staging consultancies.

As Jane comments, “Potential buyers are seeking an aspirational lifestyle – somewhere to relax and really enjoy life. Our job is to make that as simple as possible for them to imagine – from the first time they see the property on the internet to the moment they walk through the door.”

“At Dressed2Sell, we advise clients to consider who their target audience will be – a young family, retired couple, young professionals …. this will influence how best to present and market a property. It’s good to put yourself in the buyer’s shoes.”

That said, there are several key tips that will increase a property’s appeal to all audiences and put you ahead of the game when selling. Whether you are looking for properties in Mijas, or any other premium location, the same rules will always apply. “When buyers are comparing properties, you want to make sure that yours is the property they remember ….. for all the right reasons!” says Jane.

Property Preparation Tips

Dressed2Sell’s top tips when preparing your property for market:

  • Show off your assets! A beautiful marble tiled floor is a selling point needs to be shown off. By removing runners and busy patterned rugs, your property will also look lighter and more spacious. If you have a stunning fireplace, don’t put things in front of it or clutter it up with ornaments etc. Let it stand out as a focus of attention.
  • You are selling a lifestyle – and nothing sells that like the thought of a chilled glass of wine on the balcony while the sun goes down! So, make sure the balcony is immaculate and that your furniture is good quality and attractive. It can be difficult to keep pots and plants watered if you are away, so instead, invest in some attractive lanterns and candles. For marketing photographs and viewings, make sure there are wine, glasses, olives etc on the table to suggest a relaxed, aspirational lifestyle.
  • Keep all surfaces free of clutter, cut down on over personalised family photos, thin out books and remove items from the top shelves of units (this gives the illusion of even higher ceilings).
  • Keep things fresh – place fragranced diffusers in bathrooms. Go for light, spring like scents. Use cling film over plug holes to protect against any stale drain smells which tend to build when the property is empty, it really works!
  • In bathrooms, hide away all clutter and cleaning materials. Have fluffy white towels for viewings and marketing photographs and display only premium brand toiletries and perfumes. This will give a more luxurious hotel/spa feel.
  • As it is impossible to maintain fresh flowers inside a property when you are not there, invest in some good quality faux flower displays. White orchids, lilies or amarylis work particularly well. They look very elegant and go with most décor. Never have dried flowers – they look dull and dusty!
  • Avoid too many strong colours, patterns and heavy fabrics, which soak up light. Keep things simple. Freshen up a tired sofa with new cushions in light neutral colours. Light coloured wood or glass furniture will make a room look bigger, and simply removing unnecessary items of dark heavy furniture can have good results.
  • Mirrors are great at creating the illusion of more light and space, so if you have a dark area in a room, hang a mirror, not a picture.
  • In the kitchen, keep surfaces clear, except for smart chrome appliances such as a toaster and kettle. If you have one, a coffee maker is also a nice aspirational touch.
  • To avoid white kitchens looking bland, add pots of artificial herbs, and glass jars of coloured pasta or lentils on surfaces. These also photograph well.
  • Get the cleaners in regularly to maintain a fresh, smart appearance and air the property.
  • Finally, make sure you are 100% happy with your marketing photos – the crucial first step to getting those viewings!

On The Beach

May 18, 2014/0 Comments/in Things To Do /by Penny

Puebla Aida is well served for beaches. The stretch along the Costa del Sol between Marbella and Málaga offers something for everyone.

Fuengirola beach

Previously, a tiny fishing village, Fuengirola has become a vibrant metropolis. One of the Fuengirola’s main attractions is its seven kilometres (five miles) of sandy beaches, stretching from the Sohail Castle to the west, which offers free parking, and Torreblanca to the east. Featuring a comprehensive selection of shops, bars and restaurants, this beach is a popular attraction with something for everyone.

La Cala

Ideal for its proximity to Puebla Aida, approximately four kilometres, La Cala de Mijas is one of the original fishing villages situated on the Costa del Sol.

Located between the towns of Fuengirola and Marbella, La Cala de Mijas is a popular village with many good restaurants, shops, chemist and features a lovely, wide, open beach. The beach has recently undergone a transformation and now benefits from some good restaurants which provide sun-loungers and shade. One of our favourites is El Torreon which enjoys a great setting near the Moorish tower and serves good, fresh food at sensible prices.

Nikki Beach

Located on one of Marbella’s finest beaches just a ten minute drive east from central Marbella and 20 minutes from Puebla Aida, Nikki Beach is a party beach. A worldwide luxury beach club phenomenon, Nikki Beach prides itself on offering everything cool, sexy and glamorous about spending the day or night at the beach.

Oversized sunbeds, champagne cocktails, global cuisine and dancing to the all-day grooves of Nikki Beach’s world-class DJs and live musicians are the order of the day. A place to see and be seen, there’s never a dull moment.

Marbella

The 27 kilometres (17 miles) of coastline within the limits of Marbella is divided into twenty-four beaches with different features.  Amongst the various notable beaches are Artola beach, situated in the protected area of the Dunas de Artola, and Cabopino, one of the few nudist beaches in Marbella, near the port of Cabopino. The beaches of Venus and La Fontanilla are centrally located and very popular, and those of Puerto Banús (a showcase for the rich and richer) and San Pedro Alcántara have been awarded the blue flag of the Foundation for Environmental Education for compliance with its standards of water quality, safety, general services and environmental management.
